I was thinking worse comes worse I'd take out the kitchen (or in my current case, not create a full kitchen while I live down there), I can call the townhouse a 4/2 if I were to try selling.I'm still exploring this idea so nothing is committed at this time.

@Karl Wertz,Well, based o what my group's attorney/CPA teaches, I'd explore this my own attorney: use an S-Corp for the operational aspects of your business, and use LLCs for assets held long-term. 

My father-in-law passed away recently, and that is what has triggered a lot of this exploration.
