Originally I calculated this out assuming tenants pay utilites, but then I found out they don't have separate meters, and landlords pay electric, gas, and water.

I had to put on a rubber roof on the flat spot on the roof to fix the leak and I completely renovated the unit it was leaking into.

I also did not state I get a new demo to drive and gas allowance, so it makes it tougher as I am very comfortable.
