So my question is, can I take out a line of credit against that equity to help fund my next purchase, or can I not take a HELOC out on an out of state investment property?

Hard money lender is not going to give you one lump sum cash to be free to spend.

I doubt you could pull out much with the amount of equity you have at the moment 😔Helocs have higher interest rates but it works like a credit card.
