Also if I have a purchase and sales agreement signed with seller already and for any reason need to re negotiate on price do to repair for example, do I need to fill out a new contract or some other type of form like an addendum?

If the current landlord says he will fill the two spots before the purchase then why hasn't he done it already?

Yes, it's been a complicated transaction and financing has been more frustrating than normal (filling out new personal financial sheets, new applications for business loans, needs a copy of EVERY lease that I currently have even though I sent P&L as well as spreadsheets with income and expenses for every property).  

a lot for $1000-$1200, just waiting.... and waiting... they've overpriced.... .... meanwhile, I renovate a 3/1 and advertise it for $800 and get the home filled normally within 2-3 weeks.       

I've been doing my taxes and having someone look over them but I want someone who really knows real estate and really knows Washington laws, to not only make sure I fill out my taxes correctly but can keep me updated on any tax incentives / strategies that might help me plan my investments as well.
