Best contracts for Texas

Hello, I am new to Wholesaling and looking to begin my first deal. I am in Texas, and looking for the best contracts to use, Any help would be greatly appreciated. I have looked under files- I noticed some of them don't have the and/assign. I also read in Texas maybe it is not needed? But would still rather have it in there. Any suggestions?

This is what works for me. Use TREC promulgated forms. If you need new contracts use TREC promulgated forms. You would add your assignment clauses in special provisions
