I am trying to get into contract on a property which is between RiverOaks and FairOaks neighborhood.

Many of our smaller multifamily are located in C or below neighborhoods, whereas much of the multifamily in your area will be mainline, and can easily be found in B or higher areas. 

So... neighborhood is a nice and quiet area behind a main road that has some rough parts... my neighbor itself is pretty nice and people always mention things like “oh I never knew these were back here!!”

@Mark DiGioia My advice is to start looking at the top companies, and choose one that fits with your goals. 

Listings in this neighborhood typically go for around that $58k mark.

The market is the same in all those neighborhoods...

This might not work for you but I get cheap properties in C-/D neighborhoods in Jacksonville, FL that require cash purchases.

A type of loan that works for one person may not be the best fit for another person.
