I re-read your initial post and you were looking for our opinions on a generic scenario.You can conservatively make $60K per year for every $100K you have in cash in today's environment.

@Elise Bickel I used to fish with a guy in Port Aransas Texas, every time we caught a hard head instead of a redfish or trout he would say, everybody has to eat😋 

Talk to at least 5 and see what they environment is like, talk to some of the agents, see what the culture is like.  

I also operate in a rent control environment. 3% rent increase are unheard of, we have not seen even 2% for a decade. 

As always we provide a learning environment for all levels of Investors.

Ontario, being the most tenant friendly jurisdiction in North America excluding perhaps California, is a very difficult environment to operate in and a good forum would be an asset but the OLA when I left was fluff on tenant issues and useless in regards to investing knowledge and advice.

I worked for a terrific company with a really great environment as a Roadway Design Engineer.

Agents in my office typically do quite a bit to get houses sold, but it is a pretty competitive office environment.

I'm way too expensive and it cuts into my fishing time.

But your typical syndicator will finance this way to maximize returns in a growth environment.
