On top of that, finding a licensed electrician, who could do the work in a timely matter with permits, is also not so easy to find in a time crunch.

I'm just curious...I'm here in CA, and with the cost of housing, I'm always wondering if my home is too large and if I should be finding other ways to invest my money, such as buying rental property (2 town homes instead of a house for example) and moving into a house later.

If you manage a lot of untis with them you find really quick, but if you have a couple it can be annoying. 

At the end of the 1031, the LLC is dissolved and the properties (or cash) go to each of the former members.This is not used often anymore for some obvious issues - First, finding properties to match the valuation of the members interests is very difficult.  2nd, in a partial exchange there will be a tax event to the LLC that needs to be passed along to the former member that does not want to do a 1031 exchange and gets cash instead. 

You will need to  find a contractor who can make the property section 8 ready.  

If you want to build net worth I can't imagine you'd find anything in real estate better than rentals.
