Finally, any advice on what I should include in the policy to make sure I'm fully covered in regards to manmade and natural disasters?

There may be some books out there specifically for wholesalers as well (I am not sure of any myself, but haven't looked into it before).

But also consider that many Section 8 tenants work little to none, some haven't worked in years, and they will be home all day every day causing a lot more wear on a home than someone at work forty plus hours a week.I finally found a decent person who actually had a job, seemed fairly responsible, and was trying to get off of the government feedbag.

After 6months of jumping through hoops of securing financing as a self-employed person, searching for the right property, getting the offer accepted, negotiating roof repairs with the seller to meet the FHA guidelines, I finally got it closed.  

If not, Gallinelli's book is excellent. 

Final approval will ultimately be up to the investor.There are other/additional factors as well.

So I have been reading Brandon's book on creative financing. 

Pick up Dave Ramsey's book "The Total Money Makeover".

I love learning as much as I can so any books, online articles, etc that you recommend would be a big benefit to building my knowledge.
