I mostly flip right now with projects from Ewa Beach to Hawaii Kai, but I always keep my eyes open for cash flow if the chance presents itself.

We live in Massachusetts and the property has only listed for 1 day when it caught my eye.

I'm nervous to say the least.The area is Ellwood City, not a booming metropolis, but a nice few streets and close to my home to keep and eye on it.

I was hoping to connect on here with others to open my eyes to new opportunities.

I always recommend getting full home and termite inspections to have another set of eyes on the property.

Being a member on this forum has really opened my eyes as to what is possible, even being so young.

@Blaine Johnson  I thought I would let you off easy on the cap rate as I just saw someone else on BP make the EXACT same error a couple of days ago -  I am actually a little surprised that @Bob Bowling didn't catch the issue before me in his earlier post, as he usually has a very keen eye for such calculation issues.I hope that my comments were helpful! 

I'll keep my eye out for Ridgewood.
