The concern you have for your child's safety trumps the empathy you may have for a fellow landlord.Safety concerns should certainly be grounds for early lease termination; however be advised you may receive pushback from that landlord if the leaseholder (your son/you) viewed and accepted the property prior to executing the lease, thereby confirming it's habitability.
