Market like NYC and CA are pretty much impossible to find cash flow even with 50%+ down.

I'd start by sending a copy of the violations to your tenants and let them know they will pay for them if it happens again...even if this is necessarily enforceable I would use it as a scare tactic.Maybe my friends @Mark Ainley or @Jared Kott has dealt with this before and can help...

Also, going in with realistic expectations, you aren't going to be able to pull 100% of your money out, but what if you pulled 80% out and you had a good rental property asset that will probably break even best case scenario?
