Maybe not right away, maybe not for a long time but eventually you will get burned and if you get burned on a property 2,000 miles away everything is more expensive because you are paying someone like me to do it for you and I do not work for free.Investors with small portfolios need to know that they can afford to cover the holding costs of the properties when there is no rental income.

Turns out I sucked at flipping houses but I'm pretty good at rehabbing multi-unit properties and then holding them long-term, as a landlord.The most important lesson I can share is "you make your money when you buy the property".  

I'd love to chat more to get a better idea of what you are looking for (type of neighborhood, assets available, timeline, desired return..) as well as what why you are investing (buy/hold short or long term or rehab/flip).  

Buy and hold rentals is what I'm thinking, but if a flip were to make sense, I'd be interested.
