With SS becoming more popular it just naturally becomes more competitive driving cap rates down and values up.

It is really hard to find the “Deal” in DFW but yes, you can make money on rentals, just not necessarily by way of the monthly cash-flow that you’re looking for; at least not immediately, but by the appreciation of the value & of the equity buildup.The beauty of the Buy & Hold or Rental in DFW is that property values keep going up due to a housing shortage here and (unless, this Corona fear drives us into a recession…) I don’t see the shortage letting up anytime soon.

Ours are all 401(k)-solo's in REI.But I did drive by a couple of our free & clear properties that return 15-20% EVERY YEAR, for the last 20+ years. 

Drive with my eyes on the road instead of scanning the area for potential....

I think he was being dramatic.  40% taxes would drive away all investors and would certainly not have political support. 

The most efficient way to find properties is to choose a market(area of interest for your buyers) and drive around.

It's a short drive/cheap flight and your money goes much further here than in SoCal.

@Nick Bowes All I can tell you about Baltimore is , hop in your car and drive thru those cheap neighborhoods .
