And also think about book like The Millionaire Next Door that debunk myths about wealth in the US (a bit dated, but the book's data tells us someone like a landlord in the old pickup in overalls mowing the lawn at the duplexes may be your high net worth person in America; not the flashy professional investor guy in the high end luxury sedan with a Rolex).....

hi, i decided to knock on doors which I prefer face to face contact is the best...Thursday will be my fourth day farming one particular area in miami...I am not trying to be all over the place so I don't go crazy...I find myself networking with just about everybody and their moms...if you know what I mean lol...just joking...but I will keep you updated with the progress...wish me luck!!!!!!!

Even factoring in HOA and property taxes, you got some pretty good cash flow and lots of potential for appreciation because the condos in the lower end price ranges become great entry level homes for first time home buyers.Likewise, if you look at duplexes, triplexes and four-plexes, it's gonna be hard to find deals under $100k a door.
