My first potential property:Unpermitted Garage Conversion

Hello All,

I am looking at buying my first property.  It has a unpermitted/illegal garage conversion.  My plan is to live in the studio/garage conversion and rent out the house.  When I am ready I will move on to another house and continue to use this property as a rental.

Has anyone else ever done this to get their foot in the door?  Any advice or warnings?
