Due to the amount of liquidity you have, it's hard to recommend the SBL loan (or any additional leverage) without knowing your full financial picture since it does seem very risky.Now if you truly do have a home run deal in the works and it would cash flow and work with DSCR rates and terms (which I believe are only a couple points above most margin rates or conventional loan rates now), I would say that might be an option to consider.

Hired a drafter for the building plans and city runs. $5k for a conversion out here. some are charging more ($8k to $12k ) Just rented the unit last month: Started at $2k plus utilities for a 400 sq ft 1 bedroom unit.

I am aware of running numbers and what is good or not if I were buying something to rent completely but in this instance the best I’ll get is a portion of the mortgage payment  in rent in the areas im looking at.

I ask because I am up here in Pinellas by the Gulf Beaches and our 2-4 Units run between $300K to $650K.Miami 2-4 Units run between $850K to $1.8Million and the Taxes and Insurance premiums are higher.
