Since we cannot buy local (cap rate in CA is pretty low), we are exploring different markets. 

I have a few different deals but I have found an off market property that I am interested in.

Which of course is what they did so many of their clients lost a lot of money in Detroit specifically but they had a fricken machine and made money 15 different ways..

The only difference is they are also going to want a copy of the lease and proof the tenant is paying.  

Both have their places in different situations.
