I have been generating a "short list" of different markets of interest, and one of the areas that seems promising for short term rentals is Branson, MO.

It would be a different story if you were buying something that had a proposed development, train tracks, road, etc.

The listings were both with the same realtor and she has agreed to represent me as the buyers agent as well. 

I think this is steep given the list of damages so I was wondering what might be the best strategy here or if anyone has any advice?

Develop a game plan and then pounce.....your do diligence will pay off. 

The Seller may request the appraiser to develop and report the income approach when not required for the transaction.

Have a agent swing by and see what they would list it for .
