Also before you decide to buy a property you need to have an Operating Agreement created by an attorney clearly detailing each person roles and responsibilities.

They are Marketing, Estimating repair cost; Contracting; Appraisals; and Negotiations.   

I invoked a FL statute forcing the bank to detail why they will not accept my power of attorney; this woke up the regional compliance officer and legal counsel but still they will not work with me. 

First pass estimate would be $30K so ROI would be ~36%for the 8 unit.
