Now if in your description you say "it's a loud basement unit due to thin floorboards and we have periodic cleaning issues" and it's price-adjusted, then...sure...you have unreasonable expectations at play.

@Rashida Sigmond I've never found the "letter grade" descriptions of Atlanta neighborhoods to be very helpful, because the definitions are subjective and each neighborhood has specific pros and cons.

You can say stuff like, "HVAC is x years old, roof looks worn, but no leaks are show, house needs paint, fence is falling over, etc" Point is, be very descriptive of what needs to be done.
