I called yesterday to see if the part was delivered and they never ordered it..... they ended up sending out a tech for free without even letting me know and then mentioned the tech said it's not the evaporator coil its that the line set needs to be replaced so now its one so called problem to an even larger problem.

We follow the motto that I'm sure you've all heard before, "under promise, over deliver".We are actually leasing it out as;-$645/bedroom x 3-$745/master bedroom plus an additional flat -plus $45 utility fee per roomIt was a very nerve racking and big step for us and I hope that this will help some other's out there!

If you deliver 15% cash on cash returns AND north of a 30 IRR I hope you write a book to teach all of the rest of us how you did it, because I haven't done that in 30 years and 750 tries (well, 30+ IRR a couple of times, never 15% CoC and certainly never both).
