Include language in the offer that seller is to deliver the property/unit vacant at close of escrow.

Even if it seems like the roommate is actually moving out I will still deliver the notice to vacate to cover myself.

I called yesterday to see if the part was delivered and they never ordered it..... they ended up sending out a tech for free without even letting me know and then mentioned the tech said it's not the evaporator coil its that the line set needs to be replaced so now its one so called problem to an even larger problem.

If you deliver 15% cash on cash returns AND north of a 30 IRR I hope you write a book to teach all of the rest of us how you did it, because I haven't done that in 30 years and 750 tries (well, 30+ IRR a couple of times, never 15% CoC and certainly never both). 

@Elsa M. there are a few financial platforms that could work for you to deliver some financial advice - Learnvest & Wealthfront are two that come to mind but there are a lot of options out there (disclaimer - I do not sue either)Other things to consider regarding your financial future1.

And more importantly you’ll be in a better position to not lose their (and your) money, and to deliver the returns you are forecasting. 

It has to be delivered in a certain way (posting on the door may be acceptable in some states, in others it is not).Good luck!
