When he does move I am sure you will have some yard work etc to deal with but if he stays a long time then its the cost of doing business I guess. 

How did you find this deal and how did you negotiate it?

Some of the usual reasons why people would sell to these companies: If there is money owed on the house, the house is in terrible shape, you don't feel like dealing with selling it, or you don't want to pay realtor commissions.

It might be easier to look for a partner to put up the capital if you find the deal manage the renovation and other time intensive activities.

It’s been an absolute time waste and incredibly frustrating experience to deal with this bank.

If you plan on a long term month to month it sounds like the HOA is part of the deal killer and the second part is the price versus rents per door.
