For me its just important that they are honest about who is living in the unit, so that I can review everyone's background/eviction history as long as the one(s) signing the lease have a solid enough financial profile for me to have recourse in the event of nonpayment.Its similar to what I do for students - the parents sign as "guarantors" on the lease, ie they are guaranteeing the financial end, meaning the actual occupant just has to pass the background portion.

The loan officer says everything checks out and is ready to write me the approval except my DTI is artificially high and told me I need to figure out a way to prove that it is lower.My only debts are my car loan, my student loan, and my rent.

:@Gary Williams I am in TX, and I know several licensed realtors that also wholesale. there are two big brokers there networth and one other name escapes me they are licensed.. dont like the model personally they take the profit .. and many investors end up not doing well.when i was funding Montalongo students buying in Orlando most of the inventory I funded for them came from a very large wholesaler and they were licensed they felt they needed to be to be legal.. and i closed over 200 transactions for that wholesale company.

I owe nothing on student loans because I worked my butt off during those 4 years and only owe about $8500 on my car with a few other small debts like a 0% interest computer loan and a credit card with a balance of $500 on it I want to buy home rather than rent because there is no reason to pay a mortgage payment every month and not receive anything in return other than a roof over my head.
