On the Florida Bar's Puchase and Sale Agreement even has purchasing the property I have seen paperwork on commercial and multi-family loans where it is very clear that the lender will not authorize a sale of either the business entity or the real property without the lien being removed.

Right now, DPH has great proximity to the Golden 1 Center but doesn't have a strong credible leader driving change.Besides the Woodlake area and one other sweet spot, I would steer clear.

If the offer is lower sellers tend to say thanks for the offer but counter higher or tell the buyer they will consider while other offers come in.On the commercial real estate side for instance I ask the sellers if they are going with the first credible offer from a qualified buyer or trying to extract another 30 to 40 basis points by pushing the market?
