You can try mid term rentals for traveling nurses because of the location and proximity to hospitals, but long-term would also be OK for that unit as well. couple things that I noticed right away, just by looking at the atlas listing.

With your primary you have a 1021 exemption you can use up to $500K (Married Couples) and if there is any gain above that then you will also have capital gain taxes on that.
