When To Sell?

I have a rental property behind the University of Central Oklahoma and I am having trouble deciding whether it’s more than I can handle or if I should struggle through and keep the investment. I’m not making much on rent and the house needs HVAC upgrade as well as cosmetic repairs. I understand the value of the location and that it could probably make me more in rent once my current tenants move on. I have about $10,000 to invest so if I replace HVAC I won’t have much left in the case I couldn’t get anyone in there or need other repairs done. Would it be beneficial to sell? Rent as is? Or trust a property management company to help? 

I’m 21 and I’ve had this house a few years and lived in it for a period of time. It’s not luxury by any means but has potential. I’m looking for guidance on when to let go and take my profit to invest into something else or if I should continue pouring what I can into it. 

Any help is appreciated.
