Thus far, I am constantly hearing how important it is to build a strong team in order to succeed in the RI world.

I am constantly looking for mobiles and usually can find private sales and also know a couple park owners in my area I might be able to find a few mobiles for you. 

-Abel We are constantly scanning the MLS but as you said i assume people go see these houses within hours seems like.  

Although you can function without a team if you build a team you can trust it will save you money in the long run because they will generally work cheaper then normal if they know they are getting constant business.

We always liked constant contact, I don't believe it's automated though.

When I started out, I was thinking, instead of trying to beat these experienced and professional organizations, why not join them, learn and if I can carve out a niche that contributes value to them (finding great deals or raising capital are IMO the best ways since all of them are searching for this constantly), then I start building my track record.I worked out a deal that the investors I build these relationships w/and get into these deals are my investors (that's a huge deal, make sure if you go this route you get that commitment - in writing ideally; and work into other areas to learn the business to support them).  

I constantly missed workouts because I was tired or stressed.

I'm a small scale landlord but, I am constantly having to call a number of plumbers/electricians/handymans etc. because, "oh, I can't get to it til X".  

@Tony WooldridgeHave used a ton in the past, just put together a nice procedures doc and walk them through the process.I've never had a problem, except when I don't have work they are constantly shaking me asking for something to do.

Airbnb to me is more like a hotel room and I wouldn't want the turn over or headache of constant cleaning the unit.
