I know for Jeff that was part of every offer by design.

Designers always want to "make a statement" or "be original" but I just want to attract the most people!

I get leads from marketing to probates like you said and make an appointment with the seller to see the property.I don't feel comfortable with asking the seller to sign the contract saying " Assignable" because the seller will get other contracts that are not assignable and people are real buyers not wholesalers.

That also makes me feel more comfortable about servicing my properties and tenants in that area. 

That said, I'm also willing to push myself beyond my comfort zone.  

It's also hard to call if RE prices will fall - but I feel comfortable saying with a pretty high degree of certainty that RE appreciation will at least decelerate in CA, the Bay Area, (and LA!)

Leo had to design custom platforms, purchase and cut the lumber, take it up to the designated bedroom and build all of us new mattress supports.

This is my business and I've been at it for a while, so it feels comfortable to me.  

We are 2, soon to be 3 Realtors (I am studying for my license currently) and a crew of 4 full time subs, a designer and a General Contractor.
