I am buying a rental property for my 22 year old daughter to start out after college.  

I need to do something, change something sooner than later and I feel at 32 years old I'm still young enough to find something new, but TV is all I've known since I was 12, and outside of just quitting and going back to college to find a new path, I'm just not sure what other job if even be qualified for.Right now I'm even looking at taking RE classes to get my RE license, but my job has such crazy hours (I go in at 9:30 and don't usually get off till after 7:30 and then I'm still on call 24/7) that I don't even see a way of doing it.Sorry for the novel guys, I'm just at my wits end right now.

I'm fresh out of college with a science degree but have no intention of going on to med school; I much prefer the entrepreneurial aspect of REI and "sky's the limit" attitude.

I recently graduated from Houston Community College with an Associate degree in Business.

Originally from Illinois, I moved to Phoenix, Arizona after graduating college. 

I don’t have enough capital to purchase all the real estate opportunities I find in the small college town in Washington state where I live.I have a significant line of credit, but cashflow is borderline with 100% financing and I don’t want to get too leveraged.

I decided to buy a townhome by FAU/Broward College and think I landed on a decent deal.I found BP while searching for resources in how to analyze real estate deals and have devoured hours/gigabytes of material since then. 

It's a 2 minute walk to a very nice all female college.

Any advice for a college students looking to get into real estate,(buying and holding)  beside find a mentor or get educated?

I currently attend college and will graduate next year.
