Highly recommend you hire a property management company 

i just come across this platform and i was super exited as a builder with own construction company to have such an impressive collection collaboration to start JV. just to come to the realization that this platform is  in america  and i'm from down-under "Australia" i'll be searching fro similar platform in my country, if i don't find one i'll be creating one!!

Although its not common a bank or PMI company can send out a "Door knocker" who's primary job is to verify primary home occupancy.

I looked at NoiseAware based on Michael's suggestion and while it does seem to fit the need really well, I am starting to get monthly fee fatigue with all the subscriptions companies sell to help you manage your rentals! 

Hired property mgmt company for photos, listing and tenant placement (cost = 1st months rent). 

Anyone have an opinions on these build to rent concept companies.

Those IT solution companies wouldn't even reply back to you if your projects are less than $500.

Talk to survey companies.

You would have to be sure it was valid and has the information your standard screening company would include. 

I agree that you have to get out and talk to investors , mentors , property management companies , start walking properties so you have a better idea of what properties should be trading at and what operation cost should be for the property size you are looking at.
