When a parent passes away and their children are trying to get rid of the house, who has the final say in actually selling the house?

If they are using a Fannie/Freddie type of loan on an investment property then gift funds are NOT allowed at all.Gift funds would need to come from a blood relative:  Mother, Father, sibling, children, grandparents are all fine.  3rd cousin twice removed is not fine. 

For my wife, two children, and my dog I will be paying between 2500 and 3000.

They had to hunt down the children of the 2nd back owner who had passed and since it was so long ago the attachment had to be reviewed and approved at the capitol by the state personnel, the county could not approve it.  

I currently live here with my two young children. 

House is solid brick and all top of the line materials used as well as custom furniture and cabinetry built for the house.

I have a lovely wife and two beautiful children. 

They would have furniture, some have children. 

This is a nice home that our family of 7 children would live in because we currently rent.

If you can't afford to do a full delead, do everything you can to minimize your children's exposure to lead.
