Looking back on my adventure into the sign business I concluded that when i did it all again I would work in the industry for at least 2 years before venturing off on my own, this way I can get my education while making some money before risking it all and enrolling in the school of hard knocks. 

Save some more and educate yourself more....Just my .02

For the past couple of months I have been reading books, listening to podcasts, learning the deal analysis process, surfing marketplaces and doing several other things to better educate myself every day on real estate, especially rental properties.

Before we made our first purchase, I looked at the data on Mashvisor, AirDNA, actually listings on AirBNB, compared them all, and made my best educated estimate for what I forecasted revenue to be for the property.

It turns out this was her childhood home which she had recently inherited and she just didn't want to deal with any sort of lengthy sales process on the open market.Am I competing with the zillows of the world?
