Technically you should use a product such as stego mastic then cover it with stego wrap (a vapor barrier plastic sheeting that is basically rip proof) This must be from the top to the bottom and it will not be cheap.

It's just a numbers game, just say "next" alot and smile.At least *consider* getting your agent's license and hanging it with a cheap no-frills brokerage for investor-agents, giving you MLS access and the ability to "play" the commissions to your advantage -- sometimes taking the 3%, sometimes ceding it all to the listing agent, will vary with situation and your relationship to the listing agent.
