I am filling my weekends right now at 40% of my summer rates, but I don't think I'll even fill the weekends from January through March...

I have covers on the thermostats but the tenants find ways to get in them and raise heat and lower air conditioning in the summer.

How is the weather there in Texas during the Summer and the Winter months?

During the summer break, I recruited my younger brother to be my partner in real estate.

I saw a couple weeks of Houston summer and yard tools.

The tenants that were in here just left one day soon after I bought the place, so I did a quick update and it now rents for $750/mo.I replaced 2 furnaces over the summer in this building.Between the 2 properties I have put a little over $30k into them throughout the past year.

Normally in spring or summer this same house would get 10-15 showings and at least 5-7 applications of all very qualified people.However as @Greg Scott pointed out good marketing and possibly lowering the rent a little or maybe discount the rent for the first 3 months as an incentive will help get it rented faster.I am not sure there is an "average" time.

Fly in our clear blue sky with minimal wind and perfect temperatures 99% of the time.You might also get some corporate traffic (relocation and temporary) and I have 2 travel nurses looking for places right now as well so they can be attractive,  especially during the summer months when our furnished rentals experience higher vacancy rates.
