A retention wall alone would be about 20K and it's needed as we are losing land due to erosion.

Hopefully you are cash-flow positive on the property.The property will gain or lose value over time.Are you happy with the cash-flow and appreciation?

I think @Ryan Kelly is on to it, you have to be very careful with what you are doing and you have to look at the best way not to lose any money in the transfer process.

I went from losing money to a nice cash flow after changing property managers.

I’ve had the tenants lose the remotes before (I now affix them to the wall by the light switch) and had to replace a fan entirely.
