You have your plumber, electrician, roofer, carpenter, sheetrock (can often be done by carpenters crew), landscaping, foundation (if needed), siding, windows, HVAC, (the latter 2 are mostly salesman lol...cabinets and countertops etc.

I am seeing some pretty distressed properties going to owner occupants in HUD bids. 30 years old, battered cabinets, filthy, dated, popcorn, wallpaper, moldy tub tile, the works.

Things like fixtures, sinks, cabinets, appliances, and so on could be negotiated on who needs to buy them.

I do:smaller diameter recessed lights nicer door knobs (not base home depot ones)nicer cabinet hardwareslightly upgraded granite and appliances Pls end marble in master bath instead of normal ceramic solid core interior doors instead of hollow

Scope of work will include: New roof & rear soffit, self contained HVAC unit, new supply plumbing (stolen copper), new cabinets, updated finishes in the kitchen & house, lots of drywall & paint, and maybe a new window here & there.

Used vanities and cabinets.

I use the same paint and line of cabinets usually, and things like tile have a common feel and style, but other items will vary. 

The last time they went on vacation for 4 days, I did a complete kitchen remodel (flooring, cabinets, countertops, paint, etc.).
