DSCR loans are a little different in that they are business purpose loans, regardless the mortgage does not effect deed, title or ownership of the property.

I would recommend listing it on paperstac as well and see what people will offer. some important questions will be is it perfomring?

TONS of people don't follow that rule and have done very well, but I wouldn't recommend it for your first property.I live in Chicago but don't invest here for the most part.

Propstream tends to be the one most people use but Dealmachine has some amazing data that propstream doesn't. 

So many people never move past analysis!

Some of the usual reasons why people would sell to these companies: If there is money owed on the house, the house is in terrible shape, you don't feel like dealing with selling it, or you don't want to pay realtor commissions.
