I personally invest in the Ohio market, and my investments bring in good cash flow and appreciation.

You will need to convince your lender that you are likely to continue bringing that same level of income in the future.

Or if you are experienced and you have relationship with lenders, your leverage can be extended so that you are required to bring less cash to the table. 

Oh and the no money down lenders that do advertise no money down. generally will only lend 65% or so of their opinion of value and that almost always has you having to bring in some cash to close.
