Or to have the most difficult decision I need to make at a car dealership is choosing the color and interior I want, rather than which financing package and options are within my budget) Don't get me wrong, money is what drove me to real estate, but being able to drive through neighborhoods that my investments or real estate projects are, would be something that would provide me with great personal accomplishment and satisfaction.

I am student debt free, it's powerful.I'm closing on my first 100 year old duplex in a few weeks, I am using FHA203k, I'm more excited/scared about the duplex than anything else in my life, I will be more proud of that than any other achievement thus far, I'm buying it for 149k and putting 65k into it, updating it and making it more solid, better water management, finishes, I will always try and make my buildings solid.My duplex is in a high minority area, and everyone is telling me I'm crazy but all people are people and I do not see color, I only see opportunities and I respect everyone as long as they respect themselves.I hope to earn the respect from the members of this site, learn from your mistakes, and learn how to more intelligently take business risks.

I'd like to install the following matching security and doors (although no trim of jamb will be removed or impacted) similar to these: https://www.homedepot.com/p/Unique-Home-Designs-36... and https://www.homedepot.com/p/Feather-River-Doors-36...Paint - I plan to paint the exterior in a historically appropriate 3-tone color scheme, likely white with grey trim and black sashes.Siding repair - the 1x8 wood siding has minor rot in a few small inconspicuous areas, that I plan to replace by weaving in appropriate new wooden planks matching in dimension.

I can drive down a street where there are about 60 duplexes (120 doors) and about 50 duplexes each side has a different color roof, different siding, and they dont even look as if they were built at the same time.

In my opinion, price points around St Joe's will be less expensive than North Shore and the Trulia crime map is quite colorful in the St Joe's area but I personally like 53208 & 53210 as do many local investors.
