@Daniel PitnerTo me, $4k/month isn’t enough once you factor in health insurance, etc. and retirement at 35 just seems odd to me unless you have tons of money to travel and do great things.

My business partner and I are both married to mental health counselors who we called on to help with handling our difficult tenants like yours.

@Michael Temple I use the same techniques as in my day job working in mental health. 1.

U will have the following answers  4k a month to 100k a month.. with the overwhelming majority settling on 10k a month that seems to be the magic number for many many investors If I can just get to 10k a month.Myself back in the late 70s I thought if I could just make 5k a month I would have more money than I knew what to do with.But then reality hits  kids  self employment tax  having to buy your own health insurance..  

Before I started studying real estate management I worked in the IT-business as an QA-engineer with developing the health care in countries in Africa (Uganda and Zambia mostly) and before that I studied electricity and energy for three years and worked as an electrician for about a year.

As was pointed out; if there is no health or safety reason to replace the carpet (i.e., no bodily fluids from this death) then there is no reason to replace the carpet and steam cleaning it is a perfectly reasonable option to do between tenants.The bottom line is what is really bothering you is moving into a place where a person died.
