You'd would have to compete against locals to find deals without being here and having the same access to financing.

Worst part, you as a landlord would never know a tenant did this, unless you kept a log of your electric panel schedule, and I have yet to find a landlord who does that.If I had an electric panel that uses fuses in a property where a tenant had access to it, I would change it out to a panel that uses circuit breakers.

If you need access to more cash, could either look for a hard money lender or pump more equity into the home via overpayments for a year to build up the equity to use for a HELOC.

It’s a few blocks from the subway and the neighborhood is great (this is in NYC).  

You will still appear on most LLCs without additional steps being taken, but you can make the land trust appear anonymous with this strategy while getting access to the funding you are looking for.This isn't legal advice, just my opinion as a real estate investor.  

My understanding is that only licensed agents get access to the MLS is that right?
