You can barely pick up a shell in Brewerytown (or any other "hot" neighborhood you've heard of) for $140k so if you want something with an ARV of $140k-$180k, Brewerytown isn't going to work for you.

The second one I barely kept it under budget because labor, good DG (hardscape decomposed granite), Gravel/ pebbles, plants are expensive.It will definitely save in costs over time for buy and hold.
