Is there a buyer's pool for portfolio sales for MHP?

The home is a 3-2 1900 sq ft with a big back yard. 

I'm having a hard time determining if that break even point is good or not, even if we miss one major week (Jul/Aug) I would hope we could make it up on the other months but I'm just not sure as the data is sparse because most people rent through the complexes rental pool so we can't find vacancy information. 

It has a sloping backyard elevation coming to the back of the house.

We went this route as that is where a large percentage of each of our assets were/are.The ones we have in the SDIRA we pooled our 3 SDIRAs and just purchased outright (no loans).

It just opens you up to a wider talent pool.

When theres a pool involved how much more would you charge per month for this amenity?

@Michael O'Brien I have Nest Cam's with their subscription, one in the backyard at each house.

A little more information.My lot is a large rectangle with the street to back backyard at about 175' and the side to side about 400' and the house is centrally located on the lot so there is plenty of room for the sale.
