@Israel R. shoot me a pm I can refer you to broker that convers these areas, he helped some with this situation.Just do us all a favour and don’t over pay for the properties.Often with 1031 exc buyers rush in and end up over paying...Also been from California worries me ;-) 

As long as the potential buyer is uninformed about their drawbacks, he/she won't use them as a negotiating tool to hammer you on the home price.

Residential propertiea have a much larger pool of buyers, thus higher demand, thus higher price.Whether these are two quads, or a single 8 unit will be in thebtax records.

Any prospective buyers would have the same questions I'm having, and all I'd be able to do is shrug and say "I dunno, it's been there for 60 years!" 

Right now the multi-family market is hot so there are more buyers than sellers, you may have some better opportunities with SFH's.There are some great books out there that will help you such as @Brandon Turner 's 'The Book on Rental Property Investing'.
