@John Thedford The reason why the closing costs are so high is because that $$ includes the down payment that he would need to put to close the deal... along with the points and attorney fees.

Many times they have an attorney as the reference so we go through the attorney and they contact the owner.

If you need to pay them back over a 2 year spread or when the property sells then I would charge them for the time it will take and the attorney fees for each and every deal you do with their money.
