If there are any meetups in the Bay Area we would love to attend. 

Started reading, attending webinars, and saving lots. 

We have attended some of the HOA meetings and it seems like a lower risk though.

@Mike BellomBelow are some tips to find a Local CPA that specializes in real estate1) Attend a Local REIA / Real Estate meetup and see who other investors are using as a CPA2) Network with other investors from your City/State that you find on bigger pockets and see who they use as a CPA3) Look for CPA's with good google/yelp reviews where 'real estate' is mentioned in the review.4) Verify that your CPA is licensed.

Tomorrow (Thursday, Oct. 21) the Real Estate Study Meetup for Millennials is pausing their usual weekly online  meeting to attend the Northern VA Open Networking event at Ono Brewing Company in Chantilly.

I have the option to do a year or two of college, but I feel like that won't teach me enough and will take too long.

Start learning about different trades and get familiar with the closest community college.

I would love to attend all if possible. 

I recommend attending local meetups to get the best recommendations for an attorney.

My end game is to keep this for 15 years and sell or refinance it for my son college education.
