I would follow up with the state licensing board.

Out of State = Higher RiskI invest out of state in multiple states, but I can absorb the risk.

My credit score is fine.But they don't have programs out there for New York state for mixed use that I can find anywhere.

Be careful contacting delinquent borrowers in states where your actions could be construed as foreclosure consulting, which may require a license and may subject you to civil/criminal penalties if you run afoul of the law.

Some investors have built excellent teams that they have never met (out-of-state investors, to be exact).

I am also open to working with out-of-state investors.
