The way I look at the arrangement with the refrigerator is its less hassles for me and it less monthly rent for the tenant if they have their own fridge.

(allows up to 4-6 residential, I recall and a fourplex is one unit by definition) ..So you could get a decade of coverage for maybe less than the legal fees for an LLC or trust arrangement (ie one to not trigger the due on sale).I have not priced legal fees lately....
