@Kiyong Kim If you stipulate in your lease that they have to move out at the end of one year, or try to rent to someone you know/ someone that may know someone looking for a rental for no longer than a year at a good price, then you should be a little more comfotable with the decision... but even then, it can still get to a point that you take them to evicition court, and have them legally removed, Though if it comes to that, having as much legal documentation explaining the terms of the lease would best support your ability to get back in as quickly as possible.

Also there is nothing that legally that can be done to remove his name from the title.He says several investors have called him on it over the years and they brought it to the lender and were rejected as the lender wants top dollar/current market value for this abandoned property.

woody - 1st option would be to try to get a " cash out " refinance on the Seattle rental property ….2nd choice would be an owner occupied purchase loan for the CA possible property ( get pre approved for this idea ) if you are unable to do these options because of whatever the reason ….I am not certain about the " collateral loan " idea / question
